• Pets: Well-behaved dogs are welcome by prior approval on a case-by-case basis, at a charge of £50 per dog, per stay. If a pet is brought to the property without prior approval, a charge will be applied. Please read our full dog policy in the Terms & Conditions on our website.
• The pet fee does not include bowls, beds, towels, toys or other accessories, so please bring everything your dog needs.
• Pets are not permitted on sofas, beds or any other furniture.
• The garden is not fully enclosed. Children needs supervision. Deer squirrels and other wildlife may be present at times

• Early check-ins and late check-outs: We can't guarantee early check-ins or late check-outs in advance. For confirmed bookings, we offer discounted extensions (an extra night before or after your stay) if you'd like to secure additional time.
• Security cameras: Outdoor security cameras are in place [add location, e.g. covering the driveway and front entrance] for safety and monitoring purposes. There are no cameras inside the property.
• Rubbish: Excessive waste left at the property may incur an additional charge. Please be mindful of rubbish and leave the property in good condition.
• Neighbours: Please be respectful of the neighbours and the local area. No loud music, parties or excessive noise.
• Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions, available on our website.
• Damage deposit: A refundable damage deposit is required before your stay. If you booked via Airbnb, this deposit does not apply.
• Late check-outs: If you are not checked out by the scheduled time and this delays the cleaning team, a charge may be applied via your damage deposit or, where applicable, through Airbnb's reimbursement process.
• Baggage storage: There are no baggage drop facilities at this property, and we are unable to arrange early baggage drop-off before arrival.
• Bedding: All bedding provided is hypoallergenic.
• Guest consumables: We provide an initial stock of essentials (e.g. toilet roll, soap). Top-ups and refills are not included during your stay.
• Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change.
HOUSE RULES
To ensure a comfortable and enjoyable stay for all guests, parties, stag dos, hen parties and large celebrations are strictly not permitted. Any bookings found to be in breach of this policy may be cancelled without notice.
The lead guest must be aged 25 or over to make a booking and stay at the property. Before arrival, all guests must complete our pre-arrival verification process, including ID checks and agreement to our Terms & Conditions. We reserve the right to cancel bookings that do not meet these requirements.
Smoking is strictly prohibited anywhere inside the property, including hallways, bedrooms and bathrooms. A charge of £250 will apply if there is any evidence of smoking.
Access to the property is limited to the guests named on the booking, unless prior consent has been given. For bookings made on behalf of others, full guest details must be provided before check-in.
Lost keys and any required lock changes will be charged accordingly. Collecting keys before the agreed check-in time, or returning them after the 10am check-out time without prior arrangement, will incur a charge of £25 per hour (or part thereof), due to disruption to the cleaning schedule.
We reserve the right to charge for any breakages, damage, excessive cleaning or staining identified during or after your stay.
